This is a land only auction in Brownsburg, Indiana. The farmland is a total of 59.5+/- acres that will be sold in 3 parcels, in combinations or as a whole.  Parcels 1 & 2 are buildable sites that will contain a minimum of 20 acres each.  This auction is scheduled for Thursday March 1st at 6:00 PM at the Hampton Inn in Brownsburg – 41 Maplehurst Drive

Parcel 3 19.5 +/- Acres – This parcel has winter wheat planted that will be harvested early summer.  Buyer will have possession of this parcel after crop has been removed.  Buyer will receive 2018 cash rent payment for the winter wheat crop.

Soil Types: Primarily Brookston and Crosby.  In the Northwest corner, there is come Miami and Shoals.

Terms of Real Estate Land Auction
Successful purchaser(s) pays 10% of purchase price non-refundable escrow deposit the day of sale with the balance due on or before April 1, 2018, or within 5 days after delivery of a commitment for title insurance.  Real estate taxes prorated to day of closing.  Possession of parcels 1 and 2 will be after closing.  Possession of parcel 3 will be after winter crops have been removed.  Closing fee will be split between the seller and the buyer(s).  Final bid is subject to the final confirmation of the seller.  If the land sells as individual parcels, a survey will be required and the fee will be split between the seller and buyer(s).  Property will be sold as CASH—NOT contingent upon financing.
